On Friday April 29th the Hamden Economic Development Corporation (HEDC) held a groundbreaking ceremony for the Zero Energy House at 499 Newhall Street, across the street from the Hamden Business Incubator. HEDC is a 501C4, tax-exempt corporation, which has completed extensive work in the Newhall area of Hamden.

“We are so pleased to get this project started because at one time it was one of the most difficult locations in the Newhall Community. There will be a rebirth with a new home for a first time homebuyer. There isn’t a better outcome for this site”, stated Dale Kroop, Executive Director of the Hamden Economic Development Corporation


The project will include a 1800 SF single family home with 3 bedrooms and 2.5 baths. It will also include a detached garage with a 625 S.F. in-laws apartment. The home is touted as being Zero Energy because of the many energy efficient features there will be little expense for heating and electricity. Some of these energy features will include significant insulation throughout the walls, ceilings, etc., triple glazed windows, energy efficient appliances and solar panels.  

The project is being funded from several funding sources. Eversource Energy Company purchased low income housing tax credits and the Connecticut Housing Investment Fund (CHIF) provided Predevelopment and Construction financing. “Without important parties like CHIF and Eversource, this project would not be possible. This is a real collaboration of the private and public marketplace”, stated Steven Rolnick President of the Hamden Economic Development Corporation.

The project will be built by AA-MSA Builders of Hamden and site excavation will be completed by AES Remedial Contracting in Southington.  The project was designed by Chris Widmer Architects in Guilford. Mr. Widmer specializes in the design and construction of energy efficient housing.

The home will be sold to a first time homebuyer through a lottery system will be completed during the summer/fall of 2016. Applicants/buyers will be required to pre-approved for a mortgage and must attend a homebuyer education program. The anticipated cost of the home will be $175,000. The maximum income eligibility will be approximately $47,000 for a family of four.
